Who operates this site

The site is information, not engineering advice

Everything on this site — including the explanations of façade assembly, structural loads and glazing specification — is general information about how building envelopes work. It is not project-specific engineering advice and must not be relied on as a design input.

Figures quoted on this site are indicative and typical of Gulf conditions. Wind pressures, deflection limits, thermal movement, glass build-ups and every other value depend entirely on the building, its location, its exposure, its geometry and the applicable code. Every project we take on is calculated from first principles for that project.

No engineering relationship or duty of care arises from reading this site. A duty of care arises only under a signed engagement, and is governed by that engagement’s own terms.

The project record

The projects listed on this site are real, and the clients, consultants, contractors and systems named against them are stated accurately to the best of our knowledge.

Projects marked † were engineered and managed by Fadi Dakwar and his team before BEAM was founded in 2016, while he was employed at Alumco Group or Alumco Al Shafar Industries. We mark them so the distinction is clear.

Naming a client, consultant or contractor is a statement about work carried out. It is not a claim of endorsement, partnership, or of any continuing relationship, and it does not imply that those parties have approved this website.

Intellectual property

The BEAM name and mark, the text, drawings, diagrams and page design on this site belong to BEAM Engineering Services. You may read, print and share pages for your own professional use. You may not republish, sell, or present our material as your own.

Photographs of built projects remain the property of their respective photographers, clients or contractors and appear here with permission or under the terms on which they were provided. If you hold rights in an image on this site and want it credited differently or removed, email info@beamuae.com and we will deal with it promptly.

Third-party names — Wicona, Schüco, Technal, Reynaers, Vitrocsa, Keller, Wrightstyle, Gulf Extrusion and others — are the trade marks of their owners and are used only to describe the systems we have engineered in.

What you send us

If you send us drawings or project material, you confirm you are entitled to do so. We treat it as confidential — see the Privacy policy. Sending material does not transfer ownership of it to us, and it does not create an engagement: an engagement begins only when it is agreed in writing.

An initial buildability read is offered without charge and without obligation on either side. It is an opinion, not a certified assessment, and it does not replace a full engineering review.

Using the site properly

You may browse the site, and print or share pages for your own professional use. You may not attempt to gain unauthorised access to it or to the server behind it, introduce anything malicious, interfere with its operation or with anyone else’s use of it, or use it for anything unlawful.

Systematic copying — scraping, harvesting the project record, or bulk-downloading images or text, by any automated means — is not permitted without our written consent.

Where this site links elsewhere, we do not control those sites and are not responsible for their content.

Availability

We try to keep the site up and accurate, but we do not guarantee it will be available, uninterrupted or free of error, and we may change or remove any part of it without notice.

Liability

To the fullest extent permitted by U.A.E. law, BEAM Engineering Services is not liable for any loss arising from use of, or reliance on, this website — including indirect or consequential loss, lost profit, or lost opportunity.

Nothing in these terms limits liability for death or personal injury caused by negligence, for fraud, or for anything else that cannot lawfully be limited.

Liability arising from work we are actually engaged to carry out is governed by the engagement agreement for that work, not by this page.

Governing law

These terms are governed by the laws of the United Arab Emirates as applied in the Emirate of Ajman. The courts of Ajman have exclusive jurisdiction over any dispute arising from them.

If part of these terms fails

If any provision here is found to be unenforceable, the rest continues to apply. If we do not enforce something straight away, that is not a waiver of our right to enforce it later.

Changes

We may update these terms. The date at the top shows when they last changed, and the version in force is the one published here at the time you use the site.
